Each year, PropertyShark ranks the most expensive zip codes in the United States by median home sales price, and Rancho Santa Fe ranked number 10 for 2022, the first time a San Diego County zip code has made the top 10.
Rancho has been steadily moving up the list year-over-year: it ranked No. 29 in both 2018 and 2019, moved up to No. 23 in 2020, and ranked No.18 last year, which was the first time a San Diego County ZIP made the top 20.
The jump in median sales price was significant compared to last year for Rancho Santa Fe. It came in at $4,275,000 this year, whereas last year the median price was $3,399,000, a difference of $876,000 or 25%. Another San Diego zip code - Del Mar - had the biggest jump compared to last year in median sales price in the country with a 39% increase.
While the national real estate market has had its challenges this year with rising mortgage rates and many regions seeing falling prices, this latest data from PropertyShark shows that Rancho Santa Fe and San Diego County have fared well despite those conditions. During the pandemic, many buyers looked to leave larger cities for more slow-paced, relaxed and rural areas, which Rancho Santa Fe's lifestyle certainly fits. This increased demand outside of larger metro areas drove median sales prices higher over the last year; Rancho Santa Fe (No. 10), Del Mar (No. 44), Coronado (No. 62) and La Jolla (No. 63) all made PropertyShark's most expensive list.
