Every search starts with a conversation and the first thing I like to do is sit down with you. Before we look for properties, I want to understand what you are really looking for, not just the number of bedrooms and the square footage, but the way you want to live. This is also a great time to walk through the process, answer any questions you have, and make sure you feel comfortable and confident before we move forward.

By the time we wrap up I will have a real sense of who you are and what you need, and that makes everything that comes after it more focused and personal.

2. Get Pre-Qualified for Viewings

Before we can tour most properties in Rancho Santa Fe, you will need a proof of funds letter, and it is simpler than it sounds. The majority of luxury homes in the area require proof of funds before viewings. This letter shows the seller you are a legitimate buyer entering their private property with the means to buy should you decide to move forward.

Your financial institution or lender can easily provide you with this letter that will grant you access to all the amazing opportunities in your price range.

3. Let's Find Your Perfect Home

Here is where it gets exciting. I will put together personalized property alerts based on everything we talked about and pull from my off market database for anything that fits. When you are ready to start touring, I will schedule private showings of the homes that speak to you.

If distance or timing is a challenge, I am happy to go on your behalf and walk through the home the way I know you would, paying close attention to the things I know matter to you. I will provide you with comprehensive video footage and key insights on the overall home, noise levels, quality of finishes, architecture, and views. You will have everything you need to decide if it is worth the trip.

4. Offer & Acceptance 

When the right home comes along, I will work closely with you to put together a strong and competitive offer. I will walk you through the strategy, explain the reasoning, and keep you informed through every round of negotiations.

This part of the process can have its ups and downs and I will always be upfront with you about where things stand and what our options are. Once we reach an agreement, escrow opens and the countdown to your new home begins.

5. Appraisal & Inspection

Once escrow is open, two important things happen. The home goes through an appraisal to confirm the price is in line with its value, and an inspection to take a close look at the overall condition of the property. This step exists to protect you, and the results give everyone a clear and honest picture of the home.

6. Time to Celebrate!

This is the part we have been working toward. Closing day involves a final walkthrough to make sure everything is as expected and the last of the paperwork to make it official. Once everything is signed and settled, the keys are yours, and the next chapter begins!
