Since 1927, the Rancho Santa Fe Association has worked to preserve the community's character and natural beauty. The Association enforces the Rancho Santa Fe Protective Covenant, a set of guidelines designed to maintain the area's traditional charm and architectural integrity.

 

Art Jury & Building Approval

The Art Jury is responsible for reviewing building and renovation applications to ensure all projects align with the community’s aesthetic standards. Any new construction or exterior modifications require Art Jury approval before work begins.

Approval Process

Pre-Consultation. Meeting with Association staff to discuss requirements.

Conceptual Review. Preliminary design evaluation and detailed construction drawings.

Plan Review. Final review of architectural plans, lighting, materials, and colors.

Ongoing Inspections. Association staff conducts inspections throughout construction.

 

Site & Architectural Guidelines

Designs must complement surrounding properties and fit within the community’s traditional architectural style.

  • Lot sizes and layouts should maintain neighborhood character.
  • Landscaping and grading should minimize environmental impact.
  • Fences, gates, and walls require approval and permit.
  • Utilities must be installed underground unless otherwise approved.
 

Common Projects Requiring Approval

  • New home construction
  • Permanent structure such as guest houses & ADUs
  • Swimming pools & sport courts
  • Exterior house changes (paint, windows, doors, lighting, etc.)
  • Tree removal & grading modifications
  • Fencing, gates, and driveways
